2026 HOA Dues

Your  $20.00 donation will enable us to meet our goals and improve conditions.  With support from the majority of homeowners in 2014, the HOA and Deed Restrictions were revitalized to allow for continued enforcement of the community’s rules and regulations which are mandatory for all homeowners. There are budget items that must be covered to continue this effort.  In part, your dues will pay for Communication Services/Website Maintenance, Directors and Officers Insurance, Professional Fees, Office Expenses and Meeting. A $2.00 service charge is added.

Keep the Path Clear: The Trim Guide to Safer Sidewalks

  •  Homeowners should regularly trim grass from sidewalks to ensure public safety and maintain property values. Regular edging and cleaning up clippings keep walkways clear for pedestrians, prevent obstruction of visibility, and comply with local ordinances.  Why it's important
  • Safety: Overgrown grass and low-hanging branches can obstruct sidewalks, creating hazards for pedestrians, cyclists, and drivers, especially those with disabilities.
  • Accessibility: It ensures everyone, including those with strollers or wheelchairs, has a clear and safe path to travel.
  • Compliance: Many local ordinances require homeowners to keep public areas clear of overgrown vegetation. Failure to do so can result in fines.
  • Maintenance: Regular edging improves the overall appearance of your property and contributes to its value.
  • How to keep sidewalks clear
  • Edge your lawn: Use a lawn edger or a flat shovel to create a clean, defined edge between the grass and the sidewalk.
  • Trim back bushes and branches: Trim any bushes or tree limbs that hang over the sidewalk.
  • Clean up clippings: Immediately after mowing or trimming, use a broom or hose to clear any grass clippings from the sidewalk and street to prevent them from washing into storm drains

Scoop It, Don't Pollute It: How Dog Waste Harms Our Storm Dr

Problems with putting dog waste bags in drains

  • Clogged pipes: Plastic bags and even "flushable" bags are not designed to break down in the same way as toilet paper and can get stuck, leading to blockages in both storm and sanitary sewer systems.
  • Damaged equipment: The bags can jam machinery at sewage treatment plants, causing operational challenges and expensive repairs.
  • Water pollution: Storm drains, in particular, are often not connected to treatment plants and lead directly to rivers, lakes, and oceans. This introduces bacteria, parasites, and nutrients from the waste into waterways, which can harm aquatic life and lead to health risks for humans.
  • Nutrient overload: The high levels of nitrogen and phosphorus in pet waste contribute to algal blooms, which can create "dead zones" in water bodies by depleting oxygen.

Correct disposal methods

  • Use a plastic bag or similar container: to scoop the waste.
  • Seal the bag tightly: to contain the waste and odors.
  • Dispose of the sealed bag: in a trash can.
  • Do not flush: the bag, even if it claims to be "flushable" or "biodegradable," as it will not break down fast enough.
  • Do not leave the waste: on the ground in yards, parks, or other public areas
